Thinking about making a major career shift and becoming a real estate agent in Australia? Here are 5 steps that will lead you closer to a successful career in real estate. 

1. Research Your State’s Eligibility Requirements

Checking with your state’s real estate regulatory office website is a good place to start. 

Requirements will vary from state to state, so make sure you comply with your state’s eligibility requirements: 

  • Be aged 18 years or over
  • Fit and proper to hold a license
  • Background checks
  • Criminal history
  • Education requirements
  • Have successfully completed the real estate agent license course
  • Post-licensing requirements

2. Take Real Estate Courses

What are your real estate goals? Do you want to be a fully licensed real estate agent or you just want to obtain a property certificate of registration so you can work as a real estate salesperson? 

Taking a real estate course delivered by a registered training organization is the first step to achieving your goals. Next to being a prerequisite for landing a job in the real estate industry, these courses will also teach you vital lessons you’ll need in the long run. 

3. Become a Licensed Real Estate Agent

As previously mentioned, requirements will vary from state to state. If you’re in NSW, for example, there are two pathways you may take: Certificate of Registration and Certificate IV in Property Services (Real Estate). 

  • Certificate of Registration 

Only interested in working within an agency? The Certificate of Registration course will work for you. This entry-level course includes four units, which can be completed in one month or less. 

After completing these four-unit entry-level courses, you can apply to become a real estate salesperson and property manager. It allows you to work under the supervision of a licensed real estate agent.

  • Certificate IV in Property Services (Real Estate) 

If you want to be fully licensed and have the power to work for yourself, you should get Certificate IV in Property Services (Real Estate). This course can be completed in four months or less.

With a full license, you’ll have more power to negotiate, get a better commission rate, earn more money, have access to better career opportunities, and be able to open your own business. 

4. Land a job

Do you want to be a qualified listing agent or a property buyer’s agent

Put your months or years of training to good use by finding job opportunities. It will give you a good head start in your real estate career. Don’t forget to polish your resume and cover letter and emphasize your strengths and achievements that are relevant to the job at hand. 

5. Find out the role you’re interested in

Real estate agents aren’t the same – some prefer desk jobs while others want to be out in the field, helping clients sell their homes fast

For starters, there are three roles you may want to explore: Administration, Property Management, and Sales. 

Administration: 

  • Meeting and greeting clients 
  • Taking and responding to client emails and phone calls
  • Identifying, sorting, and filing essential documents

Property Management

  • Attending inspections and appraisals
  • Preparing proposals for landlords
  • Estimating the selling price through property research and property analysis
  • Attending property management meeting

Sales

  • Undertaking property research and property analysis for estimating selling price. 
  • Using a CRM database
  • Assisting in developing and ordering marketing materials
  • Prospecting for clients by phone or in-person 
  • Promoting sales of properties through brochures, open houses, print and online listings.
  • Making property appraisals and property sales inspection
  • Negotiating
  • Exchanging contracts
  • Following up with all parties like vendors, buyers, and conveyancers
  • Advising clients on market conditions, prices, mortgages, legal requirements, and related matters.

Experts recommend being willing to start anywhere. Familiarize yourself with all aspects of agency practice and grow your skills. If you’re fully competent in a mix of office functions, you’ll be able to serve your clients better.
